Why is selling your house in spring considered the best time?
As I have mentioned in a previous blog the housing market goes in cycles and traditionally Spring has always been considered the perfect time for selling your home.
Once March arrives, you know spring is hot on its heels… Hopefully bringing with it: longer days, lighter nights, the first sign of flowers, bank holidays, better weather and most importantly the perfect time to sell.
Let’s put this into context for selling. It goes without saying that everything looks better when the days are longer and brighter including houses.
People always choose this time of year to have a major clean/clear out in their home’s aka “the spring clean” Gardens once again become a focal point. Houses are gleaming and the sun shining is a breath of fresh air after the long cold winter months. For most vendor’s it is the perfect time for them to throw open the doors to potential buyers and sell their home,
Beyond the weather there are other good reasons for choosing to sell in spring. The main one being, it is a long run till the 6 weeks school holiday, meaning most people are at home and have the time to spend viewing houses, planning their move and generally feel like they want something new. The phrase “out with the old, in with the new” springs to mind.
From a marketing point of view, there is no better time to sell as the Spring window is ideal for photos, showing people round and potential viewers have come out hibernation. There is better natural lighting for photos and videos of properties. After all everything looks better with a blue sky and the sun shining. Most importantly it is also better to show people round homes in daylight, this way they can tell if it a naturally dark house, it’s easier to look at the garden and allows for more viewings in a day.
Finally, most people are generally feeling happier and more positive when Spring time appears, meaning their more inclined to look into selling their homes.
